How Dholerapedia verifies
The sourcing standard
Dholerapedia holds every figure to one standard. Each is tagged Confirmed for government or official records, Reported for national or trade press, and Unverified for broker or unsourced claims, which we flag rather than repeat as fact. Every figure carries a date, because Dholera moves and a number that was right last year may not hold now.
What we do not do
We do not quote a plot price as if it were official, we do not publish invented reviews or registration numbers, and we do not present targets as achievements. When two sources disagree, we say so and show the more authoritative one rather than averaging them into a figure that is nobody's actual number.
Primary sources
The figures here draw on the NICDC Delivery Monitoring Unit report (DPIIT), the DSIRDA Sanctioned Development Plan, PIB releases and the DICDL about page, supplemented by dated press. Where a fact is only available from broker sites, we mark it unverified or omit it.
Honest gaps
Some facts are not cleanly available from public sources: a gazette-verified list of the 22 villages, exact per-zone land-use percentages, and reliable per-plot prices. We flag these rather than fill them, because a reference that invents to look complete is worse than one that admits a gap.
About Dholera SIR
Dholera SIR is planned over about 920 sq km, of which roughly 580 sq km is developable and about 422 sq km is designated for urban development across six town-planning schemes (TP1 to TP6). Around one-third of the developable land falls in the Coastal Regulation Zone. The region is governed by the DSIRDA (the statutory planning and land authority) and built by DICDL, a special purpose vehicle incorporated on 28 January 2016 and held 51% by the Gujarat government and 49% by the central government through the NICDC Trust. Development is phased over roughly three decades: Phase I (TP1 and TP2, 153 sq km) holds the 22.5 sq km Activation Area; Phase II (TP3 and TP4, 126 sq km) runs to about 2032; Phase III (TP5 and TP6, 142 sq km) runs to about 2042.

Every figure in this article is tagged by source, Confirmed for a government or official record, Reported for press or trade coverage, and Unverified for a broker claim, and each carries a date because Dholera changes and a number that was right last year may not hold now. Anything described as a future event is treated as a target until a government source confirms it, and where a fact is not reliably available the article says so instead of guessing. None of this is investment, legal or tax advice, and no government source guarantees appreciation. If you are evaluating a specific plot, the figures here are context, not a substitute for confirming that parcel's GUJRERA registration, title and price yourself. Corrections that improve accuracy are welcome via the contact page, and entries are updated as official figures change rather than left stale. The reason for this standard is simple: a reference is only worth reading if you can act on it and check it, so we would rather show a smaller number of well-sourced facts than a larger number of impressive-sounding ones. Where a claim about Dholera circulates widely but rests only on a broker source, we note it as unverified rather than repeat it as settled, and where the official record and the marketing disagree, we follow the official record.
