Dholera myths versus facts
A neutral fact-check
This article fact-checks common claims about Dholera against sourced evidence, neutrally.
Common claims examined
- "India's first smart city." Imprecise. "First operational greenfield smart city and IFSC" applies to GIFT City; Dholera is a flagship greenfield DMIC node. Reported
- "Guaranteed appreciation." Speculative marketing. No government source guarantees appreciation, and assured-return claims are marketing rather than fact. Unverified
- "Nothing is happening." Contradicted by documented anchors: the fab under construction, ~300 MW solar, the expressway and Activation-Area infrastructure. Confirmed
- "Airport opening next year." A recurring slipping target since about 2010; state the year with a date and "targeted". Reported
- "920 sq km city." 920 sq km is the planning envelope; only about 422 sq km is urban-developable, phased over ~30 years. Confirmed
This article follows Dholerapedia's sourcing standard: every figure is tagged Confirmed (government or official), Reported (press or trade) or Unverified (broker), and dated. Anything framed as a future event is labelled a target until a government source confirms it. Where a fact is not reliably available, we say so rather than estimate. See the methodology.
Context
Dholera SIR is planned over about 920 sq km, of which roughly 422 sq km is designated for urban development across six town-planning schemes phased over about three decades. It is governed by the DSIRDA (planning authority) and built by DICDL, a special purpose vehicle held 51% by Gujarat and 49% by the central government through the NICDC Trust, and it is the flagship node of the Delhi-Mumbai Industrial Corridor. This context frames every article on the region; the specifics of this topic are covered above, and the full picture is in What is Dholera SIR and the master plan.
Reading this reference
Dholerapedia is a reference, so it is built to be checked rather than believed. Every figure in this article is tagged by source, Confirmed for a government or official record, Reported for press or trade coverage, and Unverified for a broker claim, and each carries a date because Dholera changes and a number that was right last year may not hold now. Anything described as a future event is treated as a target until a government source confirms it, and where a fact is not reliably available the article says so instead of guessing. None of this is investment, legal or tax advice, and no government source guarantees appreciation. If you are evaluating a specific plot, the figures here are context, not a substitute for confirming that parcel's GUJRERA registration, title and price yourself. Corrections that improve accuracy are welcome via the contact page, and entries are updated as official figures change rather than left stale. The reason for this standard is simple: a reference is only worth reading if you can act on it and check it, so we would rather show a smaller number of well-sourced facts than a larger number of impressive-sounding ones. Where a claim about Dholera circulates widely but rests only on a broker source, we note it as unverified rather than repeat it as settled, and where the official record and the marketing disagree, we follow the official record. For the collected figures across the encyclopedia, see Dholera in numbers, and for the full method see the methodology.
